Dubai South Rental Yield in 2026: What Investors Really Earn After Costs

What does a Dubai South apartment really earn? See gross and net yield for studios, one bedrooms and two bedrooms, plus the risks. Checked October 2026.

· 12 min read

Data checked on 9 October 2026.

The short answer: A typical Dubai South studio earns about 8% gross and about 6% net. A one bedroom earns about 6% gross. A two bedroom earns about 5% gross. Yield drops as the apartment gets bigger. The 8 to 12% figures you see online usually describe the best case: a small studio, bought at a resale price, rented for a full year, with no costs taken out.

New launch prices sit higher than resale prices, so off plan yields come out lower. A new studio at Elinor by Zoya works out at about 6.3% gross and about 4.4% net on total capital, using the area’s average studio rent. Dubai rents are also not rising right now. Dubai South can still work for rental income, but only if you use real numbers. This guide gives you those numbers and shows you how to check any yield claim yourself.

The quick numbers

  1. Studios: about 8.3% gross and about 6.1% net at average resale prices

  2. One bedrooms: about 6.2% gross

  3. Two bedrooms: about 5.1% gross

  4. A new Elinor by Zoya studio: about 6.3% gross and about 4.4% net on total capital

  5. Dubai rents fell 6.2% in the second quarter of 2026, according to CBRE

I worked out the yield figures from Metropolitan’s 2025 Dubai South report. Here is how.

Why do online yield numbers disagree so much?

Search “Dubai South rental yield” and you will find 6%, 7.1%, 8.7%, 9.1% and even 12%. Some sites show several different figures on different pages. That confuses buyers, and the confusion has four causes.

  1. Some guides use asking rents. Asking rent is what landlords hope for. Achieved rent is what tenants actually sign.

  2. Some guides use one number for every unit. A studio and a two bedroom do not earn the same yield.

  3. Some guides mix resale prices with off plan prices. The two give very different yields.

  4. Most guides show gross yield only. Gross yield ignores service charges, empty months and fees.

So when you read any yield number, ask four questions: Which unit? Which price? Which rent? Before or after costs?

What do Dubai South apartments really rent for?

Metropolitan studied 6,500 rental contracts in Dubai South for 2025, in its Dubai South 2025 report. The average yearly rents were:

  1. Studios: AED 41,025

  2. One bedrooms: AED 55,002

  3. Two bedrooms: AED 80,334

About 46% of those contracts were renewals, which means many tenants chose to stay.

Asking rents run a little higher. Gulf Business reported that Property Finder’s June 2026 average advertised one bedroom rent in Dubai South was AED 60,000 a year.

Real contracts also vary a lot between buildings. Property Finder’s DLD based rental records show different one bedroom rents on the same day. On 8 October 2026, a one bedroom at HJ 2 Building renewed at AED 48,000, one at Al Jaberi 1 renewed at AED 45,000, and a new lease at The Pulse Residence Park B4 was signed at AED 54,000.

Beware of a trap. Some contract rows cover two or three months, not a full year. I have seen two‑bedroom renewals at one building on that page show around AED 20,000 to 21,867 because the lease term was short. If you average those, as rent you get nonsense. Always check the contract length before assuming the rent is accurate.

How much does each unit type earn?

Here is the yield ladder, using Metropolitan’s average 2025 resale prices and average rents:

  1. Studio: price AED 494,784, rent AED 41,025, gross yield about 8.3%

  2. One bedroom: price AED 894,350, rent AED 55,002, gross yield about 6.2%

  3. Two bedroom: price AED 1,561,134, rent AED 80,334, gross yield about 5.1%

This is my own calculation, so treat it as a close estimate, not an official figure. The sales average includes some off plan resales, and the rent average includes some short term contracts. Even so, the pattern is clear. Small units earn more per dirham invested, because rent does not rise as fast as price when the apartment gets bigger.

For comparison, Cavendish Maxwell’s H1 2026 report, covered by Gulf Business, put the average gross yield for Dubai apartments at 6.9%. Studios in Dubai South beat that average. Two bedrooms sit below it.

From gross to net: what you really keep

Gross yield is yearly rent divided by price. Net yield is what is left after costs. Let me show you with the average studio.

  1. Rent: AED 41,025

  2. Service charge: about AED 5,460 (AED 13 per sqft on a 420 sqft studio)

  3. Empty months: about AED 3,446 (8.4% of the year)

  4. Management fee: about AED 2,051 (5%)

  5. Money left: about AED 30,068

That gives a net yield of about 6.1%. Add roughly 6% in buying costs such as the DLD fee and agency fees, and your net yield on total spend drops to about 5.7%.

Where do these inputs come from? Knight Frank, quoted by Khaleej Times, cited REIDIN data showing Dubai South apartment occupancy of 91.6% in 2024, up from 87.6% in 2023. That is where the 8.4% empty time comes from. Market guides suggest service charges of AED 10 to 16 per sqft, so I used AED 13. The management fee is my assumption, and you may pay more or less. Always get the real service charge for your exact building before you buy.

Is Dubai South rent going up or down right now?

This is the question most guides avoid, so here is the honest picture.

The good news: Dubai South rents jumped hard recently. Cavendish Maxwell data showed a 30% rise in Dubai South apartment rents in 2024. Expo City Dubai and the airport area bring workers, and demand is real.

The cautious news:

  1. CBRE says average Dubai residential rents fell 6.2% in the second quarter of 2026 and sat 2.6% lower than a year earlier. That is a Dubai wide figure. I could not find a published Dubai South only number for the same quarter, so watch actual contracts in your building.

  2. ValuStrat expects about 170,000 new homes in Dubai in 2026, nearly 88% of them apartments. It warns that actual handovers may vary, but more supply gives tenants more choice.

  3. Cavendish Maxwell lists Dubai South among the communities expected to receive a large share of new completions. It estimates about 162,500 units are scheduled for Dubai in 2027 and 128,200 in 2028, although many will arrive late.

  4. CBRE also expects the UAE economy to shrink slightly in 2026 after disruption to trade, tourism and aviation. Dubai South leans on aviation, so this matters here.

  5. The new Al Maktoum International Airport is a long game. The Dubai Government Media Office says the first phase is on course to start operating in 2032. The jobs will arrive in phases, not all at once.

Some guides promise 15 to 20% rent growth for the next few years. The market data above does not support that promise. Plan with flat rents, then treat any growth as a bonus.

Off plan buyers: your yield looks different

Many Dubai South projects sell off plan, so this part matters. Let me use the studio at Elinor by Zoya, the same project we used in our guide on whether Dubai South is a good investment.

The project page lists the studio at 370 sqft from AED 647,000, with a September 2028 handover and a 15/25/10/50 payment plan. Confirm the current price before you decide.

  1. Price per sqft: about AED 1,749. Metropolitan’s 2025 average for Dubai South resale apartments was AED 1,217 per sqft. New launches usually cost more than resale units, and that lowers the yield.

  2. DLD fee at 4%: AED 25,880

  3. Total capital: AED 672,880

  4. Rent assumption: AED 41,025, the 2025 average studio rent

  5. Gross yield on the price: about 6.3%

Now the costs, using an AED 13 per sqft service charge, 8.4% empty time and an 8% management fee:

  1. Service charge: about AED 4,810

  2. Empty months: about AED 3,446

  3. Management: about AED 3,282

  4. Net income: about AED 29,487

  5. Net yield on total capital: about 4.4%

Our investment guide uses a rent of AED 45,000 and lands near 4.7 percent. Here I use the area rent so the result is a little lower. A new building may rent for more than the average. You should test that against real contracts, in the same building.

Look at the timing too. The payment plan splits 15% on booking, 25% during construction, 10% on handover and 50% after handover. You pay 40% before handover and 50% by handover. That is about AED 349,380 including the DLD fee, with no rent coming in. The remaining AED 323,500 falls due after handover. Rent can help cover those later instalments, but check the schedule length and your cash flow before you sign.

Handover dates can slip. Read our guide on how to buy off plan in Dubai South safely before you pay a deposit.

What if rents fall or rise? A simple stress test

Using the same Elinor by Zoya studio, here is the net yield on total capital:

  1. Rent falls 10% to about AED 36,923: net yield about 3.9%

  2. Rent stays at AED 41,025: net yield about 4.4%

  3. Rent rises 5% to about AED 43,076: net yield about 4.6%

A small rent drop hurts, because your service charge stays the same. Use the middle case to decide, and make sure you can live with the low case.

Seven traps that make yield look better than it is

  1. Asking rent instead of signed rent. Check DLD based contract data.

  2. Short lease rows. A three month lease is not a yearly rent.

  3. One number for every unit. Pick your unit type first.

  4. Gross yield only. Always subtract service charge, empty months and fees.

  5. Resale yield on an off plan price. They are two different deals.

  6. Zero empty months. Real buildings have gaps between tenants.

  7. Future rent growth treated as certain. Rents can fall, as the 2026 data shows.

Should you rent long term or short term?

Short term rentals can look exciting. Some furnished one bedrooms at Emaar South’s Golf Views were advertised at AED 6,199 to 6,990 a month with bills included. That is about AED 74,000 to 84,000 a year, well above the AED 55,000 to 60,000 long term average. But those are asking prices, not proven income. Property Finder’s building data shows only a small share of rentals in Emaar South buildings such as Urbana II are short term, so few owners go this route.

You also need a permit from Dubai’s tourism authority. See the Department of Economy and Tourism holiday homes permit page for the steps and fees. Some buildings do not allow short stays at all. For most buyers, a long term lease is simpler and steadier.

How do rent increases work in Dubai?

You cannot raise rent whenever you like. At renewal, any increase must follow the DLD rental index. The Dubai Land Department says its Smart Rental Index starts increases at 0% and caps them at 20%, depending on how far the current rent sits from the market average. haus & haus explains that landlords normally have to give written notice at least 90 days before the lease ends. If notice comes late, the increase may not apply at that renewal. About 46% of Dubai South contracts were renewals in 2025, so this rule affects most owners.

Can foreigners buy in Dubai South?

Knight Frank’s Shehzad Jamal told Khaleej Times that Dubai South has a freehold ownership structure for residential property. Still, do not assume. Ask which ownership type your project has, and confirm it on the title deed and with the DLD before you pay anything.

Who should buy in Dubai South for rental income?

It may suit you if:

  1. You want a lower entry price than central Dubai

  2. You can hold for five years or more

  3. You can handle a quiet first year or two without rent

  4. You choose a studio or one bedroom in a building with proven demand

Look elsewhere if:

  1. You need rent from day one

  2. You expect fast rent growth

  3. You want a short commute to Marina or Downtown

  4. You need to sell quickly

How to check any yield claim in five minutes

  1. Write down the unit type, price and rent

  2. Ask whether the rent is signed or advertised

  3. Check recent contracts for the same building on a DLD based source such as Property Finder’s transaction records

  4. Subtract the real service charge, empty months and a management fee

  5. Divide what is left by your total spend, including buying costs

Do this and you will see the true number in minutes.
