Dubai South Post Handover Payment Plans: What You Pay, When You Pay and Where Buyers Get Caught

Learn how Dubai South post handover plans really work, what you pay and when, whether rent covers instalments, and what happens if you miss one.

· 8 min read

The short answer

A post handover payment plan lets you pay part of the price after you receive the keys. In Dubai South, the share due after handover runs from about 20% to 50% across the projects we checked. The plan charges no interest on paper. You still pay in other ways: government and admin fees, a price that may sit higher than a standard plan, a title deed that arrives late, and strict rules if you miss a payment.

Rent rarely covers the instalments on its own. Choose a plan like this only if your salary or savings can carry the payments, with rent as a bonus.

What “post handover” really means

Handover is the day the developer gives you the keys. On a normal off plan deal, you finish paying around that day. On a post handover plan, the developer lets you keep paying for months or years after it. The developer acts as your lender, so you do not need a bank for that part.

That sounds simple, but the label hides a lot of detail. Two plans can both say “post handover” and ask for very different things from you. The next sections show how.

How to read a Dubai South payment plan

Do not trust the numbers alone. The same style of numbers means different things on different pages. Read the stage names in the schedule instead. Here are five real examples from our project pages, checked on 10 October 2026.

  1. Golf Trails shows 10/70/20. You pay 10% on booking, 70% during construction and 20% on handover. Nothing comes after handover.

  2. Raiha Stand Alone Villa shows 10/60/30. The last 30% comes after handover, in six instalments of 5%.

  3. South Living shows 30/30/40. You pay 30% on booking and 30% on handover. The last 40% comes after handover, in nine instalments.

  4. Miora Maison by Zoya shows 20/30/10/40. The last number, 40%, comes after handover.

  5. Majestique Residence 2 shows 50/50. This building is already finished. You pay 50% on booking and 50% in five instalments of 10%.

Notice that 10/60/30 and 30/30/40 both end with a post handover share, but the first has three stages and the second has handover in the middle. A quick glance would fool you. Always find the row marked “Post Handover” before you decide.

How much cash you need by handover

Here is the cash you would have paid by handover for each AED 1 million of price, based on those plans.

  1. Golf Trails: AED 1,000,000, with nothing left after handover.

  2. Raiha: AED 700,000.

  3. Miora Maison: AED 600,000.

  4. South Living: AED 600,000.

  5. Elinor by Zoya: AED 500,000.

Take Elinor as a worked example. The Elinor by Zoya studio costs AED 647,000. You pay AED 97,050 on booking, AED 161,750 during construction and AED 64,700 on handover. That leaves AED 323,500 for after handover.

Lower cash today means a bigger bill later. The money does not disappear. It moves into your future salary and savings.

The costs that never show in the headline

  1. Government fee. Most of our pages list a 4% DLD fee. On the Elinor studio, that comes to AED 25,880. South Living lists a 2% transfer fee instead, so check each page.

  2. Admin fee. We saw AED 3,000 on Majestique Residence 2, AED 5,000 on South Living and AED 5,250 on Raiha.

  3. The price itself. Some guides claim post handover units cost 5% to 15% more than the same unit on a standard plan. We found no public study that measures this for Dubai South. So ask the developer for the price on both plans, then compare them yourself.

  4. The title deed. A 2019 Gulf News report quotes lawyers saying the title deed does not arrive until the last instalment. Confirm this in your own contract.

  5. Renting permission. Law firm DLA Piper explains that a deferred sale contract may ban leasing, including short stays, until you pay in full. Many guides skip this point. Read the clause before you count on rent.

Will rent pay your instalments?

Many guides say rent covers 40% to 80% of post handover instalments. For a Dubai South studio, the maths says otherwise.

Use this simple test:

Net yearly rent divided by yearly instalment equals coverage.

Net rent means rent after service charges, empty months and management costs. Gross rent flatters you.

Now run it for the Elinor studio. Metropolitan’s 2025 data puts the average Dubai South studio rent at AED 41,025 a year. After costs, we estimate about AED 29,500 net. Elinor’s page does not publish how long the AED 323,500 stretches, so here are three examples:

  1. Over 2 years, the yearly instalment is about AED 161,750. Rent covers about 18%.

  2. Over 3 years, the yearly instalment is about AED 107,800. Rent covers about 27%.

  3. Over 5 years, the yearly instalment is about AED 64,700. Rent covers about 46%.

So rent helps, but your own income still pays most of the bill.

The launch price also matters. Using area average rents, we estimate gross yields at launch prices of about 5.3% to 5.5% for Miora Maison one bedrooms and 3.7% to 4.6% for South Living one bedrooms. Area resale averages sit near 6.2% for one bedrooms. These are estimates built from area averages, not rents from those exact buildings, so treat them as a guide.

What happens if you miss a payment

The rules depend on whether the building is finished.

If the building is still under construction. Gulf News reports the legal steps. The developer tells DLD. DLD sends you a 30 day written notice and tries to help you settle. If you still do not pay, the developer can cancel the contract without going to court. It can keep up to 25% of the unit value when the project is below 60% complete, and up to 40% when it is between 60% and 80% complete.

If the building is finished and you bought on deferred terms. DLA Piper says DLD would need a court order to cancel the sale. That means the process can take longer, and the court decides the outcome. In one case reported by Gulf News in August 2025, a buyer paid 10% down on an AED 2.386 million completed unit, then missed payments across 21 dated instalments. The court cancelled the sale, put the unit back in the seller’s name and ordered AED 250,000 in compensation.

Both paths hurt. Do not treat the later payments as flexible just because the keys are in your hand.

Can you sell or get a mortgage before you finish paying?

Selling usually needs the developer’s written consent. Many developers also want a minimum share paid before they allow a resale, often around 30% to 40%, but your own contract sets the number. A plan with 50% due before handover reaches that mark earlier than a plan with 70% due after.

A mortgage to clear the remaining balance is not automatic. DLA Piper notes that in some deferred sale structures, a lender may want the developer to join the mortgage. Talk to a bank before you sign, not after handover.

If you buy from outside the UAE

Developers have asked for post dated cheques for each instalment, which can be hard without a UAE account. Gulf News reported in 2019 that some developers allow wire transfers, a UAE guarantor or a bigger upfront payment instead. Practices change, so ask the developer which method applies to your unit and get it in writing.

Questions to ask in writing before you sign

  1. What is the exact date of each post handover instalment?

  2. What is the total price, and what is the price on the standard plan?

  3. Which fees do I pay, and what do they total?

  4. Can I rent the unit, or place a short stay guest in it, before my last payment?

  5. When do I receive the title deed?

  6. Can I pay early, and does it cost anything?

  7. What is the minimum paid before the developer allows a resale?

  8. How do I pay from my country?

  9. What penalty applies if I pay late?

Who should choose a post handover plan

This plan suits you if:

  1. You have a steady salary or business income that can carry the instalments without rent.

  2. You want to keep more cash free during construction.

  3. You have read the leasing, title deed and resale clauses and accept them.

Who should skip it

Skip it if:

  1. You need rent to pay the instalments.

  2. Your income changes a lot from month to month.

  3. You plan to sell soon.

  4. You cannot get clear answers on the nine questions above.

Final word

A post handover plan can make a Dubai South purchase easier to start, but it does not make it cheaper or safer. Read the stage names, ask for the total price in writing, check the leasing and title deed clauses, and plan to pay from your own income. If you want a hand comparing plans, contact our team. Plans, prices and handover dates change, so we confirm each one with the developer before you commit. Read our disclaimer. Nothing here is legal or financial advice

Is a post handover plan the same as a mortgage?
No. A mortgage comes from a bank and charges interest. A post handover plan comes from the developer and has no stated interest, but the price may include the cost.
How long do post handover payments last in Dubai South?
It depends on the project. Raiha has six instalments and South Living has nine. Some pages, such as Elinor, do not publish the timing, so ask for it.
Can I live in the unit while I pay?
Usually yes, once you take handover. Confirm in your contract.
Can I rent it out?
Maybe. A deferred sale contract may restrict leasing until you pay in full, so check the clause first.
When do I get my title deed?
Many deferred deals issue it after the final instalment. Confirm the date in writing.
What if I cannot pay one instalment?
Contact the developer early and ask for options. Missing payments can lead to cancellation and loss of money already paid.
Does a post handover plan help me qualify for a Golden Visa?
Eligibility depends on your own situation and the rules at the time. Read our Golden Visa guide and confirm the latest rules before you decide (/golden-visa).
