Azizi Venice vs Emaar South: Which Is Better to Buy in Dubai South?

Azizi Venice or Emaar South? Compare cash by year, handover wait, price per sqft and risks in Dubai South before you book. Checked October 2026.

· 12 min read

The short answer

Neither wins for everyone, but the choice is clearer than most pages make it sound.

Pick Azizi Venice if you want keys and possible rent within about a year, and you can fund a large payment at handover. Pick Emaar South if you want to pay in small steps and you can wait until 2028 to 2030.

The deciding factor is time, not price. At a one bedroom budget, the two cost about the same per square foot. What changes is when you pay, when you get your keys and when your home can earn rent.

Key takeaways

  1. Azizi Venice asks for most of your money soon. Emaar South spreads it over about four years.

  2. At around AED 1.25 million, Emaar South gives you one real choice on our site: Golf Trails, handing over in 2030.

  3. Both developers charge roughly a third more per square foot than the Dubai South area median.

  4. A 3 to 4 year gap in handover could mean about AED 165,000 to 220,000 of rent you cannot collect on the Emaar side. Treat this as an illustration, not a forecast.

  5. Several things buyers assume are not confirmed: free golf access, metro access and freehold status. Ask for each in writing.

What you are really comparing

Azizi Venice is a waterfront community built around a swimmable lagoon, made of many separate buildings. You can read the details on our Azizi Venice page and our Azizi developer page, which also has a short comparison with Emaar South.

Emaar South is a golf course community with 24 Emaar projects listed on our site. The Emaar page shows that 12 of them are sold out, 11 of the remaining 12 hand over between December 2028 and December 2030, and one, Urbana, is ready now.

This post goes deeper than those pages. It looks at time, cash, rent you could miss, and what the brochures leave out.

The big difference is time

On our site, Azizi Venice shows a December 2026 handover, and Zawya reports that Azizi’s Venice handovers run through 2026 and into 2027. Dates vary by building, so ask for yours.

Emaar South’s open launches hand over much later:

  1. December 2028: Golf Acres, Golf Dale and Golf Point

  2. June to September 2029: Golf Verge, Golf Meadow, Golf Hills, Golf Hills 2, Grove Ridge and Vista Ridge

  3. March 2030: Golf Vale

  4. December 2030: Golf Trails

So if you buy Golf Trails, you wait about four years. If you buy at Azizi Venice, you wait one to two years, and then you collect keys or start renting.

How much cash you pay each year

This is the part most pages skip. We compared a one bedroom on each side, ignoring fees.

Emaar South, Golf Trails (about AED 1.25 million)

A broker’s schedule for launch buyers shows 10% on booking. Then another 10% is due in September 2026. Next 10% in March 2027. Then 10% in September 2027. Another 10% comes due in March 2028. Then 10% in October 2028. After that 10% in March 2029. Then 10% in August 2029. Finally the last 20% is due, in October 2030.

What you would have paid by each year

  1. AED 250,000 by the end of 2026

  2. AED 500,000 by the end of 2027

  3. AED 750,000 by the end of 2028

  4. AED 1,000,000 by the end of 2029

  5. AED 250,000 more at handover

Check your own dates with Emaar. A schedule written for launch buyers may start later or catch up for someone booking now.

Azizi Venice (a one bedroom from AED 1.23 million)

The two plans on our project page leave you with this cash timeline.

Plan 1 (10/20/70)

About AED 369,000 before handover, then AED 861,000 at handover.

Plan 2 (10/40/50)

About AED 615,000 before handover, then AED 615,000 at handover.

The pattern is clear. Emaar asks for small payments over many years. Azizi asks for a large payment soon. If your savings arrive slowly, Emaar may suit you. If you have cash ready, or a bank has agreed to lend at handover, Azizi’s shorter wait may suit you.

What the wait could cost you in rent

A home you cannot rent earns nothing. If Azizi Venice hands over on time and Golf Trails hands over in late 2030, the gap is about three to four years.

Metropolitan’s 2025 report puts the average Dubai South one bedroom rent at AED 55,002 a year. Three to four years of that rent is about AED 165,000 to 220,000 before service charges and empty months.

Take this number with care. It assumes Azizi delivers on schedule and finds you a tenant, and it ignores what you do with the cash you keep longer on the Emaar side. Our rental yield guide shows how to turn rent into a yield.

What each budget buys

Your options change sharply with your budget. Using our own tables:

  1. Around AED 1.25 million: Azizi Venice one bedrooms start near AED 1.23 million. On the Emaar side, the open choice is Golf Trails one bedrooms near AED 1.25 million, with a handover in 2030. Earlier Emaar launches had cheaper one bedrooms, but our pages no longer list them as available.

  2. Around AED 2 million: Emaar’s Urbana two bedroom is ready now from AED 1,957,888 on a 20/80 plan, and Golf Vale two bedrooms start from AED 1,987,888 for a 2030 handover. Azizi Venice two bedrooms start from AED 2,157,000. A ready home changes the comparison, because you can move in or rent now.

  3. Above AED 2.7 million: Emaar offers three bedroom homes from Golf Dale, Golf Trails and others. Azizi Venice’s apartments on our site stop at two bedrooms.

Always confirm current availability and prices with us before you plan around a figure.

Price per square foot: what the sources show

Prices per square foot from different sources can mislead, so we show where each number comes from:

  1. Dubai South area median: about AED 1,275 per sqft over the last 12 months, according to a broker page citing Dubai Land Department sales. Check the latest figure before you rely on it.

  2. Azizi Venice 10: a recorded median of AED 1,710 per sqft, according to DXB Interact, covering primary and resale sales.

  3. Golf Trails one bedroom: about AED 1,690 per sqft on our table (AED 1,245,888 for 738 sqft).

  4. Golf Fields one bedroom: about AED 1,593 per sqft, according to Realty Hunting.

  5. Golf Dale at launch: about AED 1,436 per sqft, from the same page.

Two lessons follow. First, both developers sit about a third above the area median, so you pay for the brand and the community. Second, Emaar’s entry price per square foot has climbed about 18% between Golf Dale’s launch and Golf Trails, on one bedrooms of similar size. If you like Emaar South, waiting for a later launch has cost buyers more.

On two bedrooms, Azizi Venice costs notably more per square foot than Emaar. Our Azizi page shows the figures.

Fees are almost the same

On both sides, expect a 4% Dubai Land Department fee. Emaar buyers also pay a small Oqood fee and a registration trustee fee of about AED 4,200 including VAT, according to Realty Hunting. Azizi’s schedule lists an AED 5,250 admin fee and a small knowledge fee. The difference is about AED 1,000, which should not decide your purchase. Ask each developer for the full list in writing.

The golf club and lagoon: what is confirmed

Both communities sell lifestyle. Check what is actually confirmed.

Emaar South Golf Club

Gulf News reported on 17 September 2026 that the club is due to open in the fourth quarter of 2026, with an 18 hole championship course, a driving range, a par 3 course, a clubhouse restaurant, a golf shop and locker rooms. The report also says an exact opening date, memberships, access and visitor arrangements are not yet confirmed. So do not assume that living beside the course means free play.

Azizi Venice

Our project page lists the lagoon, boulevard, opera house, school and hospital, and Zawya describes an 18 km lagoon and a 700 m boulevard. Ask Azizi which of these will be open when your building is handed over, and whether any carry a fee.

Location and metro

Both sit in Dubai South near Al Maktoum International Airport and Expo City. Sources disagree on transport. Azizi listings talk about a “proposed” metro station. One Emaar page says there is no metro in Emaar South and the nearest Red Line station is about 17 km away. Ask each developer, and check the Roads and Transport Authority, before you count on a metro.

How big are the developers?

Developers describe their scale differently, so read these as company statements, not guarantees:

  1. Azizi: According to Zawya, Azizi has delivered more than 45,000 homes, has handed over seven projects in 2026 so far and plans ten more by December. It reports more than 150,000 units under construction.

  2. Emaar: A broker page quotes Emaar as saying it has delivered more than 84,000 homes since 2002 and has more than 67,000 units under development. Check Emaar’s own latest results before you use these figures.

The numbers tell a story. Azizi has more under construction than it has delivered so far while Emaar’s delivered homes exceed what it is building. That does not prove delays at Azizi. It is a reason to ask for the construction progress and handover record of your building not the developer’s headline figures.

Resale and supply

Both communities will put many similar homes on the market. DXB Interact reports about 1,263 off plan units in the pipeline around Azizi Venice 10 and 484 recorded transactions there in 12 months, mostly first sales. On the Emaar side, 12 of our 24 listed projects are sold out, but most buildings are years from handover, so resale depth cannot be measured yet.

If you plan to sell soon after handover, you will compete with neighbours selling the same kind of unit in both places.

Where sources disagree

Do not trust any one figure until you check it. We saw these conflicts while researching:

  1. Freehold status. Several brokers describe Emaar South as freehold for foreign buyers. One data site says it is not a designated freehold area. Ask Emaar to confirm in writing, and check the title type and rules with the Dubai Land Department before you pay.

  2. Price per square foot. Emaar South appears at AED 600 to 1,000 on one site, a median of AED 1,237 on another and AED 1,150 to 1,900 on a broker page. Always ask for a unit price list.

  3. Handover dates. One broker gives October 2030 for Golf Trails, while our page says December 2030.

  4. “From” prices. Some broker pages still show Emaar South launch prices from around AED 950,000 to AED 1.1 million, while our Golf Acres and Golf Vale pages show much higher starting prices today. Older launch units sell out.

  5. Yields. Emaar South yields range from about 6.5% to 8.5% across data sites, usually gross.

Mistakes buyers make comparing the two

  1. Comparing “from” prices instead of the exact unit.

  2. Ignoring the handover gap.

  3. Counting rent from the day they pay.

  4. Assuming golf, lagoon or metro access is free or confirmed.

  5. Treating “80/20” and “10/70/20” as different plans. They mean the same thing: 10% to book, 70% in instalments and 20% at handover.

  6. Forgetting that a large handover payment needs funding, such as savings or a mortgage that a bank has agreed to.

Which should you choose?

Choose Azizi Venice if

  1. You want keys or rent within about one to two years.

  2. You can fund a large payment at handover.

  3. You accept that handover dates differ by building.

Choose Emaar South if

  1. You prefer small payments spread over several years.

  2. You can wait until 2028 to 2030, or you can afford the ready Urbana two bedroom.

  3. You like a golf course setting and accept that access terms are not yet confirmed.

Choose neither if

  1. You need rent to pay your instalments.

  2. You need a metro on your doorstep.

  3. You cannot get dates, fees and payment schedules in writing.

Questions to ask before you pay

Questions to ask Azizi

  1. Which building is my unit in, and when is its handover?

  2. What is its latest construction progress?

  3. What are the exact payment dates and fees?

  4. Which lagoon and boulevard facilities will be open at handover, and do any cost extra?

Questions to ask Emaar

  1. What is my exact payment schedule, with dates?

  2. What are all the fees, including trustee and registration?

  3. What will golf club access cost residents, if anything?

  4. Can you confirm freehold status for non resident buyers in writing?

Before paying either developer, read our guide to buying off plan in Dubai South safely. If you want payments after handover, read our guide to post handover plans, and see every option on our projects page.

Conclusion: Which one should you pick?

Azizi Venice and Emaar South are not really rivals on price. At similar unit sizes they cost about the same per square foot, and both sit roughly a third above the Dubai South median. What separates them is time and cash.

Choose Azizi Venice if you want keys or rent within about one to two years and you can fund a large payment at handover. Check your building’s date first, because handover dates differ across the community.

Choose Emaar South if you prefer small payments spread over several years and you can wait until 2028 to 2030. If you want a home sooner on the Emaar side, Urbana is ready now, from AED 1,957,888 on our site.

Skip both for now if you need rent to cover your instalments, if you cannot get your payment dates and fees in writing, or if you rely on a metro or free golf access that nobody has confirmed.
