Cheapest Studios in Dubai South: Sizes, Real Costs and What to Check (2026)

Compare 17 studio projects in Dubai South from AED 498,000: size, price per sqft, handover and cash due. Checked 18 October 2026.

· 11 min read

The short answer

The cheapest studio in Dubai South on our site is at Aristo. It starts at AED 498,000 for a studio as small as 308 sqft, with handover in September 2028.

Cheapest is not the same as best value. Here is how the main picks compare:

  1. Lowest price tag: Aristo.

  2. Lowest price per square foot: DAMAC Celestia, a ready project with larger studios, but you pay in full at booking.

  3. Keys sooner with a payment plan: Livia Residences, handing over in June 2027.

  4. Smallest cash before handover: Divine Elements, Coventry 49 and Aris By Grid, which let you pay part of the price after handover.

Choose by your cash, your timeline and the size you need, not by the headline price.

Key takeaways

  1. Five projects list a studio under AED 600,000: Aristo, RR Grand, Lincoln Star Residence 4, Divine Elements and Aris By Grid.

  2. A cheap studio is often a small studio. Compare price per square foot, not just price.

  3. Only one project here is ready now, and it needs full payment up front.

  4. Four studio projects let you pay part of the price after handover.

  5. At entry prices, gross yield on paper runs from about 5.4% to 8.2%. The cheapest entry price gives the best number, but it also hands over later.

How we compared the studios

Every figure below comes from the studio rows on our project pages, which come from developer information. We did not use the headline “from” price, because it can describe the cheapest unit in the whole project rather than a studio.

Price per square foot is our estimate. We paired the lowest price with the smallest size and the highest price with the largest size in each range, so treat it as a guide. Ask for the exact unit’s price list before you decide.

The studios side by side

Aristo (OKSA Developer)

Studios are 308 to 465 sqft and cost AED 498,000 to 664,000, about AED 1,430 to 1,620 per sqft. Handover is September 2028. The plan is 20/30/50, which for the AED 498,000 studio means a down payment of AED 99,600, about AED 249,000 before handover and AED 249,000 at handover. Aristo shows 61 of 65 units still available.

RR Grand (Red Rose Properties)

Studios are 361 to 382 sqft and cost AED 580,000 to 680,000, about AED 1,610 to 1,780 per sqft. Handover is December 2028. Two plans exist. Plan 1 is 20/30/50, so AED 116,000 down and AED 290,000 at handover on the cheapest studio. Plan 2 is 5/36.1/59, with 59% (about AED 342,200) paid after handover. RR Grand shows 16 of 16 units available.

Lincoln Star Residence 4 (Lincoln Star Real Estate Development)

The entry studio is 404 sqft at AED 564,900, about AED 1,400 per sqft. Handover is June 2028. Two post handover plans exist. The 36 month plan (20/44/36) means about AED 361,500 before handover and AED 203,400 after. The 24 month plan (20/50/30) means about AED 395,400 before handover and AED 169,500 after. Lincoln Star Residence 4 shows 19 of 27 units available.

Divine Elements (Takmeel Real Estate Development)

Studios are 336 to 359 sqft and cost AED 591,600 to 693,600, about AED 1,760 to 1,930 per sqft. Handover is December 2027. It publishes four plans. The 36 month post handover plan (10/50/40) means AED 354,960 before handover and AED 236,640 after, or about AED 6,573 a month. A 20/80 special offer asks for AED 118,320 now and AED 473,280 at handover. Divine Elements shows 37 of 44 units available.

Aris By Grid (Grid Properties)

The studio is 328 sqft at AED 599,000, about AED 1,830 per sqft. Handover is December 2029, the latest on this list. The plan is 10/40/10/40, which means AED 359,400 by handover and AED 239,600 after. Aris By Grid is a new launch.

DAMAC Celestia (DAMAC Properties)

Studios are 539 to 733 sqft and cost AED 694,998 to 988,000, about AED 1,290 to 1,350 per sqft, the lowest here. It is ready now, and the plan is 100% at booking, so you need the whole price plus the 4% DLD fee and an AED 1,000 Oqood fee, about AED 723,800 on the cheapest unit. DAMAC Celestia shows 2 of 3 units left.

Livia Residences (Barco Developers)

The studio is 392 sqft at AED 657,555, about AED 1,680 per sqft. Handover is June 2027. The studio plan is 20/30/50, which means AED 131,511 down, about AED 328,800 before handover and the same at handover. Livia Residences shows 7 of 11 units left.

Coventry 49 (GFS Developments)

The studio is 365 sqft at AED 652,273, about AED 1,790 per sqft. Handover is June 2028. The plan is 20/21/23/36, so about AED 417,500 by handover and AED 234,800 spread over 36 months after (about AED 6,523 a month). Coventry 49 shows only 3 of 16 units left.

For comparison: Azizi Venice

Studios are 318 to 405 sqft and cost AED 755,000 to 921,000, about AED 2,270 to 2,370 per sqft, the highest on this list. You pay for the lagoon community and the brand. See our Azizi page and Azizi Venice page.

More studio options

These projects list a studio but need a floor plan before you can compare size: Marquis Aura (from AED 660,000, June 2029), Vivida Residences (from AED 721,611, March 2028), One By Preston (from AED 729,786, December 2027), Astra South (from AED 729,972, December 2027), Saray South (from AED 777,096, March 2028), Altair 52 (from AED 798,459, December 2027), Galleria Residences (from AED 809,101, December 2027) and Zenith D1 (from AED 829,200, September 2028). Browse them all on our projects page.

Price per square foot: what the numbers tell you

  1. Lowest: DAMAC Celestia at about AED 1,290 to 1,350.

  2. Low: Lincoln Star Residence 4 at about AED 1,400 and Aristo at about AED 1,430 to 1,620.

  3. Middle: RR Grand, Livia and Coventry 49 at about AED 1,600 to 1,800.

  4. Higher: Divine Elements and Aris By Grid at about AED 1,760 to 1,930.

  5. Highest: Azizi Venice at about AED 2,270 to 2,370.

For context, a broker page citing Dubai Land Department sales puts the Dubai South median at about AED 1,275 per sqft over 12 months, and every studio above sits higher. That median mixes unit types and ready homes, so do not treat it as a bargain line. Use it to see how much extra each project asks.

One more point: resale prices can differ from developer prices. A fäm Properties listing in 2026 showed a 387 sqft Azizi Venice 14 studio at AED 645,000, about AED 1,666 per sqft, compared with about AED 2,300 on our developer table. Asking prices are not sale prices, so compare them with recorded sales before you rely on them.

When you get the keys

  1. Ready now: DAMAC Celestia

  2. March 2027: Azizi Venice

  3. June 2027: Livia Residences

  4. December 2027: Divine Elements, One By Preston, Astra South, Altair 52 and Galleria Residences

  5. June 2028: Lincoln Star Residence 4 and Coventry 49

  6. September 2028: Aristo and Zenith D1

  7. December 2028: RR Grand

  8. June 2029: Marquis Aura

  9. December 2029: Aris By Grid

Rent can only start after handover, so the cheapest studio is not always the quickest to earn.

How much cash you need and when

The first month

The down payment on the cheapest studio in each project is about AED 99,600 at Aristo (20%), AED 112,980 at Lincoln Star Residence 4 (20%), AED 116,000 at RR Grand (plan 1), AED 118,320 at Divine Elements, AED 130,455 at Coventry 49 (20%), AED 131,511 at Livia and AED 59,900 at Aris By Grid (10%). Add the 4% DLD fee, which is about AED 19,900 to 27,000 on these prices, plus any admin fee. Where listed, admin fees run from AED 3,000 to 5,250.

Before handover and after

Plans that move part of the price after handover reduce your cash before the keys but extend your commitment. Read our guide to post handover payment plans in Dubai South before you choose one, especially the sections on title deed timing, leasing limits and what happens if you miss a payment.

What the entry price could earn

The Dubai South average studio rent is AED 41,025 a year, according to Metropolitan’s 2025 report. Dividing that by each entry price gives a gross yield on paper:

  1. Aristo (AED 498,000): about 8.2%

  2. Lincoln Star Residence 4 (AED 564,900): about 7.3%

  3. RR Grand (AED 580,000): about 7.1%

  4. Divine Elements (AED 591,600): about 6.9%

  5. Aris By Grid (AED 599,000): about 6.8%

  6. Coventry 49 (AED 652,273): about 6.3%

  7. Livia (AED 657,555): about 6.2%

  8. DAMAC Celestia (AED 694,998): about 5.9%

  9. Azizi Venice (AED 755,000): about 5.4%

Treat these as a guide. They use an area average, not the rent of each building. Smaller studios may rent for less, and DAMAC Celestia’s larger units may rent for more. Service charges, empty months and management usually cut net yield by about a quarter, and rent starts only after handover. Our rental yield guide shows the full calculation.

Which studio suits you

  1. You want the lowest price: Aristo. Confirm the exact unit and size.

  2. You want the most space for your money: DAMAC Celestia, if you can pay in full.

  3. You want keys within about eight months and a payment plan: Livia Residences.

  4. You want to pay less before handover: Divine Elements, Coventry 49, Lincoln Star Residence 4 or Aris By Grid. Count the payments after handover as part of your budget.

  5. You want the lagoon community and can pay more per square foot: Azizi Venice.

  6. You are worried about missing out: note that Coventry 49 shows only 3 of 16 units left and DAMAC Celestia only 2 of 3. Limited stock is a reason to act quickly on your questions, not to skip them.

Traps to avoid with cheap studios

  1. Reading “from” as “studio from.” Check the studio row, not the headline price.

  2. Ignoring size. A 308 sqft studio and a 465 sqft studio can sit in the same project at very different prices per square foot.

  3. Forgetting fees. Add the 4% DLD fee, any admin fee and possible service charges.

  4. Counting rent too early. Rent starts at handover, which can be two years away or more.

  5. Treating payments after handover as free. Developers may price them into the unit, and they may limit leasing and selling until you finish paying.

  6. Mixing up areas. Some listings advertise studios “in Dubai South” that sit in Dubai Industrial City. One listing in 2026 showed a 385 sqft studio at AED 450,000 in South Lofts, listed under Dubai Industrial City. Check the exact community and master plan.

Where sources disagree

  1. Aristo’s payment plan. Our page shows 20/30/50. A broker data page describes 5% on booking, 45% after booking and 50% at handover. A portal listing in August 2026 showed 50/50 with 5% down and 2% monthly. Different releases may have different terms, so ask which one applies to your unit.

  2. Handover dates. Portals sometimes quote earlier dates than the developer information on our site, for example for Astra South. Always ask for the date in writing.

  3. Average prices. One portal price guide puts the average Dubai South studio at about AED 628,000. Ours range from AED 498,000 to AED 829,200 for the same kind of unit, because projects, sizes and handover dates differ.

Questions to ask before you book a studio

  1. What is the exact size and floor of this unit, and what is its price list entry?

  2. Which payment plan is open to me today, with dates?

  3. What fees come on top, including DLD, admin and Oqood?

  4. What is the service charge per square foot?

  5. Can I lease the unit before I finish paying?

  6. When do I get the title deed, and can I resell before handover?

  7. Is my payment going into the project’s escrow account?

Read our guide to buying off plan in Dubai South safely before you pay any booking deposit.

Conclusion: Which studio should you choose?

The cheapest studio is Aristo, but the best studio depends on what you need most.

Choose Aristo if the lowest price matters and you can wait until September 2028. Choose DAMAC Celestia if you want the most space per dirham and can pay in full, because it is ready now. Choose Livia Residences if you want keys by June 2027 with a normal payment plan. Choose Divine Elements, Coventry 49, Lincoln Star Residence 4 or Aris By Grid if you want to pay less before handover and can carry the payments that follow.

Skip a studio for now if you need rent to cover your payments, if you cannot get the unit’s size, price and plan in writing, or if you have not planned for fees and the handover payment.
