Published by Dubai South Capital. Figures checked on 30 October 2026.
The short answer
To check a Dubai South handover date, look the project up in the Dubai Land Department’s Project Status Enquiry, through the Dubai REST app, the DLD website or WhatsApp. Then compare three things: the completion percentage, the date of the last inspection and the registered handover date.
Among the projects we checked, South Living is the furthest along at 89%, from a July 2026 inspection. Greenfield Living was at 33% in April 2026. Most Azizi Venice buildings we found sit between 8% and 55%.
Key takeaways
A project has three dates: the DLD registry date, the date in your contract and the date a broker advertises. They often differ.
Azizi Venice is not one project. DLD tracks it building by building, and each building has its own percentage and date.
A completion percentage means little without the inspection date next to it.
Some listings still advertise handover dates that the DLD data does not support.
If your date slips, read your contract first and do not stop paying without legal advice.
How to check any project in three minutes
Open the Dubai REST app, the DLD website or the DLD WhatsApp service. Menu names change between versions, so search for “project status.”
Enter the project name, project number or land number.
Read the completion percentage, the registration date and the start and projected completion dates.
Check the inspection date. The DLD says the app also shows project photos and the escrow account number.
Save a screenshot with today’s date. A dated record helps if you ever need to prove progress.
Our guide to buying off plan in Dubai South safely explains the escrow and permit checks, so we do not repeat them here.
Three dates, three different meanings
The registry date. This is the completion date the developer filed with the DLD. It is usually the earliest date.
The contract date. This is the handover date in your sale and purchase agreement, which may include a grace period.
The advertised date. This is what a broker or listing says, and it can be neither of the above.
Our project pages show developer information. This guide shows the registry side by side, so you can see where the dates agree and where they do not.
What the DLD data says today
Here are the projects whose pages we opened. Each figure comes from the DLD data shown on a property portal page we reviewed on 30 October 2026.
South Living
DLD data on a dubizzle page, updated 29 October 2026, shows 89% complete, inspected July 2026, handover March 2027.
An earlier reading showed 65% at the February 2026 inspection. That is about 24 points in five months, roughly 5 points a month.
Dubai South Properties says the project will complete in Q1 2027 with 209 units.
One portal shows a planned completion of “February 2020” for the same project. That is a data error, which is a good reminder to read the date next to each figure.
Greenfield Living
Fäm Properties shows 33.31% complete, inspected 17 April 2026, with a DLD registry completion date of December 2026.
Brokers quote Q4 2026 and Q4 2027 for the same project. If your contract says one date and the registry says another, ask the developer which one applies and get the answer in writing.
Azizi Venice, building by building
DLD tracks each Azizi Venice building as its own project. These are the readings we saw on portal listings:
Azizi Venice 2: 55% in January 2026. Fäm’s registry date is December 2025, and a listing said Q4 2025.
Azizi Venice 6: 12% in May 2026, registry handover December 2027.
Azizi Venice 7: 29% in June 2026. Fäm’s registry date is January 2026.
Azizi Venice 10: 36% in May 2026, while a listing advertised Q2 2026 handover.
Azizi Venice 11: 14% in March 2026, registry handover August 2027.
Azizi Venice 13: 40% in April 2026, registry handover September 2027, while one listing said December 2026.
Azizi Venice 14: 14% in November 2025 with a registry handover of May 2026, then 30% in June 2026.
For Venice 14, a listing updated on 24 May 2026 still said “Handover Q2 2026,” against a 14% reading from six months earlier. Read the project number on your contract, then look up that exact building, not the community name. Our Azizi Venice vs Emaar South guide compares the community with its neighbour on price and cash needs.
Other Dubai South projects we found
Portal listings show these DLD figures. Check each in the app before relying on it:
Beachfront Gates 2: 21% in February 2026, handover December 2026.
South Square Building 1: 3% in June 2026, handover June 2028.
Altura at Waada: 2% in June 2026, handover April 2029.
Oasis Residences: 22% in March 2026, then 35% in July 2026, handover July 2027.
Golf Point at Emaar South: 5%, last inspected June 2025, handover October 2028. A May 2026 listing still showed that June 2025 reading.
Golf Meadow at Emaar South: 2% in March 2026, handover July 2029.
Golf Trails at Emaar South: DLD handover October 2030.
Aristo: DLD handover December 2028, inspected July 2026. Brokers quote dates from December 2027 to Q4 2028.
Our Aristo page and Greenfield Living page show developer information, so compare them with the registry before you decide.
Sold out does not mean off the market
Dubai South Properties announced a sell out of South Living Tower. The page is undated, but it says the contractor was appointed in September, so it looks like late 2024.
Listings for South Living still appear on portals, so any unit you see advertised may be a resale. Ask the seller for the sale and purchase agreement, the payment receipts and the developer’s approval before you pay anything.
What a flat pace would imply
Two readings give a simple pace. This is arithmetic, not a forecast, because building speed changes.
South Living: about 5 points a month, with 11 points left and a registry date of March 2027.
Azizi Venice 14: about 2.3 points a month between November 2025 and June 2026. At that flat pace, the last 70 points would take about 30 months.
Early stages are slow because of foundations, so compare pace only after about 30%. Use it as a question for the developer, not as a delivery date.
How to read a completion percentage
Look at the inspection date. A 5% reading from June 2025 tells you little about October 2026.
Compare two readings. One reading is a snapshot. Two show the direction.
Match the date to the percentage. A registry date that has passed while the project is under 100% means the date has moved.
100% and FINISHED matter. Real Estate Club Dubai’s tracker counts a project as handed over only when the registry status reads FINISHED.
Common mistakes in handover guides
“Every developer gets a 12 month grace period.” ProConsult Advocates, in an article from 13 October 2026, says there is no automatic statutory 12 month rule. Any grace period is usually written into the contract. Other sites say RERA’s standard agreement gives 12 months, so read your own clause.
“The 60% and 80% bands protect me if the developer is late.” ProConsult explains that the percentage rules in the 2020 amendment apply when a buyer defaults on payments.
“Handover delay means automatic compensation.” ProConsult says delay claims depend on the contract, the evidence and the project status.
If your handover date slips
Read the handover, grace period, extension and delay clauses in your agreement.
Check the registry figure and save a dated screenshot.
Ask the developer for a written update with the new date and the reason.
Keep every receipt, email and message.
Do not stop paying instalments without legal advice. ProConsult warns this can trigger default procedures.
Speak to a UAE property lawyer before you sign any new handover paper, because it may waive your claims.

Questions to ask the developer about progress
What is the DLD project number for my building?
What was the completion percentage at the last inspection, and when was it?
What is the registered handover date, and what does my contract say?
Who is the main contractor, and when did they start?
Will you confirm any new date in writing?
Frequently asked questions
How do I check the handover date of a project in Dubai South?
Use the DLD’s Project Status Enquiry through the Dubai REST app, the DLD website or WhatsApp. Enter the project name, number or land number, then read the percentage, inspection date and registered dates.
Is Azizi Venice delayed?
It depends on the building. DLD tracks each building separately, and some have registry dates that have passed while the building is still under construction. Check the exact building named in your contract.
When will South Living be ready?
The DLD data shows March 2027, and the developer says Q1 2027. The building was 89% complete at the July 2026 inspection.
Does a registry date match my contract date?
Not always. The registry date is what the developer filed, while your contract may include a grace period or a revised date. Ask the developer to confirm in writing.
What does the completion percentage mean?
It is the DLD’s recorded construction progress at the last inspection. A high number means little without the inspection date.
Is there a 12 month grace period in Dubai?
Not automatically. ProConsult says any grace period is usually set in the contract. Check your agreement.
Can I stop paying if the project is late?
Not without legal advice. Stopping instalments without a sound legal basis can trigger default procedures.
Why do listings show different handover dates?
Listings may repeat old brochures, original filings or optimistic estimates. Only the registry and your contract carry weight.
Conclusion: trust the registry, then your contract
For most Dubai South buyers, the safest habit is simple. Look up your building in the DLD registry, note the inspection date, and compare the registry date with your contract.
South Living is the closest to the finish line among the projects we checked. Most others have a long way to go, and Azizi Venice needs a building by building check. Never rely on a listing’s handover claim alone.

How we checked this page
We opened the dubizzle and Fäm Properties pages that show DLD project data for South Living, Greenfield Living and Azizi Venice 14.
We read the other DLD figures from portal listings that display them, with the inspection date beside each reading.
We read Dubai South Properties’ South Living announcement, the Dubai Land Department’s Dubai REST announcement and ProConsult Advocates’ guide on delayed handovers.
We could not read the Dubai REST app directly, so confirm every figure in the app before relying on it.
