Numbers checked on 20 October 2026.
The short answer
Neither wins for everyone, but each one wins on something clear.
JVC wins on resale, choice of buildings and a shorter drive into the city. Dubai South wins on entry price in every unit type, and it gives you more space for the money. Its resale market is thinner and the drive is longer.
Choose JVC if you may sell within a few years, or you want a busy, established community. Choose Dubai South if you want the lowest way into a studio, one bedroom or two bedroom, and you can hold for the long run. Skip both if you need your money back quickly.
Key takeaways
- Dubai South has the lower entry price in every unit type on Alnair’s 20 October price lists. Studios are about 26% lower, one bedrooms about 9%, two bedrooms about 21% and three bedrooms about 36%.
- JVC recorded 17,285 sales in the 12 months to May 2026, against 3,229 in Dubai South. That is more than five times the volume.
- At the entry price of each unit type, the two areas land in the same gross yield band, about 6% to 8%. Neither wins by default.
- Dubai South sits 35 to 45 minutes from Downtown and the Marina. JVC sits about 15 to 20 minutes away.
- Both areas hand over most new homes between 2027 and 2029, so the wait is similar.
- About six in ten homes for sale in Dubai South sit in one project family, Azizi Venice. The district’s average price says more about Azizi than about everything else.
What you are comparing
JVC is Nakheel’s circular community between Al Khail Road and Sheikh Mohammed bin Zayed Road. Its official district name is Al Barsha South Fourth. Alnair lists 99 JVC projects on sale out of 338 residential projects.
Dubai South is the master city around Al Maktoum International Airport, and it includes Expo City and Emaar South. Alnair lists 34 projects on sale out of 114 residential projects. Our own site shows 98 projects from 52 developers.
Check the boundary before you trust any listing. Alnair lists Dubai Industrial City as a separate district, yet some portal ads label its studios “Dubai South.”
The same budget test
Alnair’s 20 October price lists give the cheapest unit in each type:
- Studio: Dubai South from AED 507,300 (497 units for sale). JVC from AED 689,000 (152 units).
- One bedroom: Dubai South from AED 898,000 (1,136 units). JVC from AED 991,600 (1,032 units).
- Two bedroom: Dubai South from AED 1.1 million (1,381 units). JVC from AED 1.4 million (309 units).
- Three bedroom: Dubai South from AED 1.4 million (397 units). JVC from AED 2.2 million (47 units).
Here is what that means at each budget:
- AED 600,000: Five projects on our site list a studio under this price. Alnair’s JVC lists start at AED 689,000, though some broker pages show lower figures for older launches that may have sold out.
- AED 900,000: Dubai South reaches a one bedroom at Aristo. JVC does not, because its cheapest one bedroom is AED 991,600.
- AED 1.2 million: Dubai South reaches a one bedroom in many projects, and a two bedroom at Aristo from AED 1,109,000. JVC reaches a one bedroom.
- AED 1.5 million: Both areas reach a two bedroom, but Dubai South has far more of them for sale.
A “from” price is the cheapest unit in a project, so a typical unit costs more. Our cheapest studios guide shows how fast that gap opens.
Price per square foot: what buyers paid and what launches ask
Recorded sales and launch lists tell different stories.
- Recorded median (Dubai Land Department, 12 months to May 2026): Dubai South AED 1,275 per sqft. JVC AED 1,502.
- Typical launch range (Alnair): Dubai South about AED 1,700 to 2,170 per sqft. JVC about AED 1,530 to 1,930.
- Price movement over the year: Dubai South +27.6%, JVC +13.2%. This reflects more new launches entering the data. It is not a forecast.
Do not read the Dubai South launch range as the price of a typical apartment. Alnair lists 2,233 of the district’s 3,636 homes for sale in five Azizi Venice buildings. That is about 61%. The district average mostly describes one lagoon community.
Compare the exact unit type and size in each area, not area averages.
Resale and liquidity
Resale depth is where JVC pulls ahead.
- Sales in 12 months: JVC 17,285, Dubai South 3,229.
- Ready sales: About 5,500 in JVC and about 1,200 in Dubai South, using the off plan shares of 67.9% and 63.0%.
- Share of homes listed in Dubai (Khaleej Times, July 2026): JVC 9.7%, Dubai South 3.5%.
- Rent contracts registered in 12 months: JVC 11,550, Dubai South 2,578.
The Dubai South rental market is also concentrated. Two buildings, MAG 5 Boulevard and NAIA Celestia, account for about 1,100 of those 2,578 contracts, or about 43%. New launches have no rental track record yet.
For you, that means JVC gives you more recent sales to price against and more tenants to find. In Dubai South you may wait longer to sell, or accept a lower price.
Rent and yield: what the numbers show and what they hide
Guides quote anything from 5.5% to 10%. Most do not say whether they mean gross or net, or which unit.
- Median rent (all unit types): JVC AED 70,000 and Dubai South AED 71,000. Dubai South’s figure includes villas and townhouses. The two busiest Dubai South apartment buildings show a median of about AED 45,000.
- Average rents (Dubai South, 2025): Studio AED 41,025, one bedroom AED 55,002, two bedroom AED 80,334, from the Metropolitan report.
- Estimated average rents (JVC, 2025): Studio AED 45,000 to 55,000, one bedroom AED 60,000 to 75,000, two bedroom AED 80,000 to 100,000. These come from a broker area guide, so treat them as estimates.
At the entry price of each unit type, gross yield works out like this:
- Studio: Dubai South about 8.1%. JVC about 6.5% to 8.0%.
- One bedroom: Dubai South about 6.1%. JVC about 6.1% to 7.6%.
- Two bedroom: Dubai South about 7.3%. JVC about 5.7% to 7.1%.
JVC rents are higher, but so are its prices, so the yields overlap. Typical units cost more than entry units, which lowers all of these figures.
Service charges, empty months and fees usually cut net yield by about 20% to 30%. Published service charge ranges run from about AED 8 to 18 per sqft across both areas, and older JVC buildings can reach AED 22. Ask for the exact charge in writing. Rent starts only after handover. See our rental yield guide for the full calculation.
Commute and transport
- Dubai South: Alnair puts Downtown and the Marina about 35 to 45 minutes away and Expo City 10 to 15 minutes away. Developer pages on our site list about 19 to 30 minutes to the Marina area from some buildings and 40 minutes to Downtown from one.
- JVC: One area guide puts the Marina, Business Bay and Downtown about 15 to 20 minutes away. Alnair says JVC has no direct metro station.
- Metro: Sources disagree for Dubai South. One guide says Route 2020 serves it through Expo, and one developer lists a station four minutes from its building. Check the real distance and the RTA’s published plans before you count on a station.
The longer drive narrows Dubai South’s tenant pool. It suits people who work near the airport, Expo City and Jebel Ali. JVC suits a wider range of Dubai workers.
Supply: what is coming
Both areas hand over a lot of homes in the same window.
- JVC: Projects on Alnair’s lists hand over between Q1 2027 and Q4 2029. Examples are Xenia Residence (Q1 2027), Sky Harmony (Q4 2027), Stax (Q1 2028) and SERENZ by Danube (Q4 2029).
- Dubai South: Most projects on our site hand over between 2027 and 2029, and Emaar South launches run to 2030.
- Concentration: Dubai South has about 107 homes for sale per project. JVC has about 16. A buyer in a large Dubai South project will compete with many neighbours at resale.
- Size claims differ: One guide says JVC has about 40,000 completed homes and about 12,000 more coming. Alnair lists total stock of 80,762 in JVC and 49,017 in Dubai South. Ask where any figure comes from.
Many similar homes arriving together means landlords compete for tenants and sellers compete for buyers. Choose your building by the developer’s delivery record and ask for construction progress.
Payment plans
Both areas offer plans during construction. On our site, 23 projects also carry a plan with payments after handover. Read our guide to post handover payment plans before you choose one, because the extra time can cost you in other ways.
Where the sources disagree
- Entry price: It depends on who you ask and when. Alnair’s JVC lists start at AED 689,000, while some broker pages still show JVC studios from about AED 540,500 to 680,000.
- Price per square foot: Some guides quote AED 650 to 1,200. The Dubai Land Department medians are AED 1,275 and AED 1,502.
- Yields: Claims run from 5.5% to 9.8%. The busiest JVC rental buildings show project yields from 6.4% to 9.1%.
- Metro: Claims run from “no station” to “a station by 2027 or 2028.” Confirm with the RTA.
- Project counts: Dubai South shows 34, 98, 111 or 114 projects depending on whether the count includes sold out or all residential projects.
Who should choose each
Choose JVC if
- You may sell within three to five years and want the easiest exit.
- You want a shorter drive to the Marina, Business Bay or Downtown.
- You want a wide choice of buildings and a deeper tenant pool.
Choose Dubai South if
- You want the lowest entry in a studio, one bedroom or two bedroom.
- You can hold for the long run and accept a thinner resale market.
- You want more space for the money and the option of payments after handover.
Skip both if
- You need your money back within a year or two.
- You cannot accept a 2027 to 2029 wait for keys.
- You rely on a metro that has not been confirmed in writing.
Questions to ask before you buy in either area
