The short answer
Only one October launch near Dubai South has enough public detail to judge today: Merdan Residences in Dubai Sports City. It shows a price, a payment plan, a handover date and a construction start date.
Two others, Meriden Gate and Lincoln Star Residence 5 in Jebel Ali, do not yet have confirmed prices or plans. Treat them as “watch,” not “buy.”
If you want a studio or one bedroom with plans you can read today, Dubai South has several live projects with published terms.
Key takeaways
Merdan Residences (Dubai Sports City) is on sale with studios from AED 690,000, a 10/20/70 plan and a September 2027 handover.
Meriden Gate shows “price coming soon” on Property Finder, and early broker figures are unconfirmed.
We found no public project page for Lincoln Star Residence 5 in Jebel Ali Hills.
Merdan’s one bedrooms cost about AED 1,220 to 1,325 per sqft, against about AED 1,640 for the Dubai Sports City district average on Alnair.
Apartment launches fell about 58% in the first half of 2026, and developers now use fee waivers and bulk discounts to sell.
How we label each launch
Launch lists often treat an announcement, an open sale and a finished building the same way. We use four labels instead:
On sale: price, plan and handover are published.
Under construction: building work has started.
Announced: a deal or name exists, but no price or plan.
Unconfirmed: details exist only in lists or broker posts.
Merdan Residences, Dubai Sports City
Status: on sale and under construction. Property Finder lists Merdan Residences as a 21 storey tower with 95 units, developed by Evera (the portal calls it Evera Real Estate).
The numbers
Studios: 365 to 440 sqft from AED 690,000, about AED 1,570 to 1,890 per sqft.
One bedrooms: 755 to 819 sqft from AED 1,000,000, about AED 1,220 to 1,325 per sqft.
Two bedrooms: 1,081 to 1,303 sqft from AED 1,400,000, about AED 1,075 to 1,295 per sqft.
Three bedrooms: 1,572 sqft from AED 1,800,000, about AED 1,145 per sqft.
Plan: 10/20/70, freehold, with a 4% government fee.
Handover: September 2027.
Alnair’s 20 October data puts the Dubai Sports City average at about AED 17,643 per m², roughly AED 1,640 per sqft across all unit types. That makes Merdan’s one bedrooms about 19% to 25% cheaper per square foot. Its studios sit near or above the average, as small units usually do.
What you pay and when
On the AED 690,000 studio, the plan means AED 69,000 now, AED 138,000 during construction and AED 483,000 at handover, plus a 4% DLD fee of AED 27,600. On the AED 1,000,000 one bedroom, it means AED 100,000 now, AED 200,000 during construction and AED 700,000 at handover, plus AED 40,000 in fees.
Seventy percent at handover is a large payment. Ask a bank how much it would lend before you choose this plan.
The timeline question
Property Finder shows construction started on 1 April 2026 and completion due on 30 September 2027. That is about 18 months for a 21 storey tower. Ask the developer for the construction progress report before you book.
Meriden Gate, Jebel Ali
Status: unconfirmed.
Green Horizon’s Meriden Gate is a mixed use project that Property Finder places in Jebel Ali Industrial Second, while brokers market it as “Downtown Jebel Ali.”
Property Finder shows the price as “coming soon,” and early broker lists quote from AED 570,000. Treat that as unconfirmed.
The developer’s name appears in several forms, and one broker page misprints it as “Green Point.” Metropolitan says public detail on Green Horizon is limited and it could not verify a founding year.
Alnair’s 20 October lists show Jebel Ali Industrial Second with 12 projects for sale from AED 616,000.
Wait for a named permit, floor plans and a written payment plan before you compare it with anything.
Lincoln Star Residence 5, Jebel Ali Hills
Status: unconfirmed.
A launch list shows an entry price from AED 575,653, but we found no public project page, plan or handover date.
Alnair lists only one Jebel Ali Hills project (28 units, from AED 708,000), so this price does not match it.
Portal listings for the Lincoln Star Residence 2 building, which sits in Dubai South, carry claims like “35% discount” and “12% ROI.” Those are marketing claims, not verified numbers. Ignore them.
At the first Lincoln Star Residence’s groundbreaking, press reports said the developer targeted a Q4 2025 handover. Ask for proof of completion before you pay for a later project.
If you want a Lincoln Star studio you can read about today, Lincoln Star Residence 4 in Dubai South lists studios from AED 564,900, handover June 2028 and two plans with payments after handover.
What Dubai South is launching instead
These Dubai South projects are marked as new launches on our project pages:
Aris By Grid: a 328 sqft studio at AED 599,000, a 645 sqft one bedroom at AED 999,000 and a 952 sqft two bedroom at AED 1,250,000. Handover December 2029, plan 10/40/10/40 with 40% after handover.
Marquis Aura: studios to two bedrooms from AED 660,000, handover June 2029, plan on request.
Arche Residences: one, one and a half and two bedrooms from AED 990,901, handover June 2028, several plans.
Merdan hands over about two years before Aris By Grid (September 2027 against December 2029). Aris pays for that wait with a lower first payment and a plan that runs after the keys. See our studios guide for the full list of Dubai South studios, including five under AED 600,000.
Same developer, two areas: Merdan against Galleria
Evera also builds Galleria Residences in Dubai South, so you can compare one developer in two areas:
Studio: Merdan 365 to 440 sqft from AED 690,000. Galleria 525 to 537 sqft from AED 809,101. Galleria costs more in total but about AED 1,540 per sqft, which is lower than Merdan’s AED 1,570 to 1,890.
One bedroom: Merdan 755 to 819 sqft from AED 1,000,000 (about AED 1,220 to 1,325 per sqft). Galleria 766 to 955 sqft from AED 960,138 (about AED 1,250 to 1,430 per sqft).
Plan: Merdan 10/20/70, so 30% before the keys. Galleria 10/40/50 or 10/30/60, so 40% to 50% before the keys.
Handover: Merdan September 2027. Galleria December 2027.
Merdan asks for less before the keys and more at handover. Pick the one that matches how you will fund it.
Not every “new” entry is new
Launch lists mix announcements, open sales and finished buildings. Watch for these four patterns:
Completed buildings tagged “new.” Riviera 45 in Meydan and Park Towers in DIFC are finished buildings. Park Towers received its completion certificate in 2011.
A different emirate. Alef’s Seef, Linar or SEEFA launch is in Al Khan and Al Mamzar, Sharjah, according to Bayut, not Dubai.
Announcements without a sale. TARAF and Steppe signed the JW Marriott Residences Abu Dhabi deal on 16 October 2026, with no price or handover date yet.
Unnamed projects. We leave out entries like a ten storey AYS Developers project in Dubai Production City until it has a name, a permit and floor plans.
Why launches are slower and what developers offer
Cushman & Wakefield’s H1 2026 report, covered by Khaleej Times on 20 August, says apartment launches fell about 58% year on year and villa launches about 78%. Many developers deferred launches because of geopolitical uncertainty in the second quarter.
The report adds that projects which did launch were mostly mid market, and developers are leaning on payment plan changes, DLD fee waivers, bulk discounts and higher broker commissions to sell.
It also says Dubai should hand over about 55,600 homes in 2026, the most since 2008, with more than 60,000 due in 2027. Only about 186,000 of the roughly 525,000 planned units have passed 20% construction progress, so actual deliveries may fall short of plans.
For you, that means two things. Ask for any waiver or discount in writing, and ask for the construction progress report.
Questions to ask before you book a new launch
What is the project’s permit number?
When did construction start, and what is the progress report today?
Who holds my booking deposit, and in which account?
What is the full payment plan, with dates?
Which fees come on top of the price?
What has this developer delivered, and on time?

Who should act and who should wait
Act now if
You want a confirmed launch with a published plan, such as Merdan, and you can fund 70% at handover.
You prefer to pay after the keys, and a Dubai South plan like Aris By Grid fits you better.
Wait if
You are looking at Meriden Gate or Lincoln Star Residence 5, because the details are unconfirmed.
You cannot get a permit number, plan dates and fees in writing.

Conclusion: where the best launch value is right now
If you want a confirmed launch outside Dubai South, Merdan Residences is the only October entry with enough public detail to judge. If you want terms you can read and compare today, Dubai South projects such as Aris By Grid, Arche Residences and Galleria Residences publish theirs.
Do not rely on launch lists alone. Ask for the permit, the plan dates, the construction progress and the fees, and walk away from anything that cannot give them in writing.
